    <p>Any registration made by the Register must express the following circumstances:<br /> 1. The nature, location and boundaries of the properties subject to the registration or under the right to be registered, as well as its surface measure, name and number, whenever specify in the deed.<br /> The identification of the property may be completed through the incorporation to the registrable deed of a geographic base or by means of its topographic definition in accordance with a system of geographic coordinates related to national geodetic and levelling networks in a project issued by a competent technician.<br /> The urban and cadastral graphic base and the topographical map shall be attached to the deed in duplicate. One of the originals shall be filed in the Register, notwithstanding its incorporation to computer systems. A note shall be entered in the margins of the entry of the relevant transaction in relation with the filing of the duplicate and the register shall include on the original enough reference on the relevant property. The file of the graphic base may be obtained as a specific registral operation by means of an authorized notaries’ deed, at the request of the registral owner, describing the property and entered in the graphic base.<br /> The registers have computer applications to operate with the graphic bases enabling the coordination with the registral properties and the incorporation of the relevant urban, environmental and administrative details.<br /> 2. The nature, extension and conditions, suspensory or resolutory, if any, of the right to be entered, and its value, whenever specify in the deed.<br /> 3. The right on which the object to be registered is based.<br /> 4. The corporate or natural person in whose name the registration is made.<br /> 5. The person from whom the properties or rights to be registered come directly from.<br /> 6. The deed to be entered, the date and the Court, Tribunal, Notary or civil servant authorizing it.<br /> 7. The date of submission of the deed in the Register and the date of the registration.<br /> 8. The signature of the Register, meaning the approval of the registration, with a copy of the deed from where it had been taken.</p>
    Main Activities: 
    One of the most innovative projects of the Colegio de Registradores de España is the application GEO-BASE. This application is currently operating in 300 offices of the Spanish land registers. The installation and maintenance of this application is coordinated and carried out directly in the Colegio de Registradores de España. The Colegio de Registradores de España itself has been giving courses and editing training manuals for approximately 600 people, among which land registers and employees of the registers offices are included. GEO-BASE enables access to a geographic base of the registral properties. Such registral properties need to be generated subject to a geo-referenced system through which they can easily be located within the territory by means of their geographic coordinates. In order to identify and manage them accurately, only a coordinate can belong to a point, and (a sensu contrario) such coordinate can only be referred to that very same point. The Graphic Bases obtained are made of the properties registered in the Land Register so that they are an individualized representation of the properties in relation with the ones around it, in order to, together with the other data appearing in the registrations, be able to know without any type of doubt that the ownership and encumbrances representing the contents of the Land Register are referred to an specific property and not to any other one. Through GEO-BASE, once the registral property has been identify as an autonomous geographic entity in itself, the capacity to bear information in relation with it has no limits. Any type of information of the territory with geographic reference can be incorporated to the other information that constitutes the real estate legal ownership. This way, the information related to the relevant urban, environmental or administrative situation is added, enabling to know the limits that under these terms affect a specific property or, vice versa, which are the properties included in an specific intervention within each of these or other areas.

    Colegio de Registradores de la Propiedad, Mercantiles y Bienes Muebles de España (Association of Land and Mercantile Registrars of Spain) is nowadays a public corporation, reporting to the Ministry of Justice, with full competence in order to carry out its objectives as an executive agency. At present, the Royal Decree 483/1997 of 14th of April of 1997 defines the bylaws of the Mercantile Association of Land and Mercantile Registrars. The main aims of the professional Association of Land and Mercantile Registrars of Spain are the following (article 4 of the Association general statute): 1. Co-ordination of the Registrars professional activity. Overseeing the approval of the ethics, the professional dignity, as well as the accurate exercise of its functions. 2. Ongoing improvement of the Registrars professional activities, proposing measures for the update and modernisation of these activities. 3. Collaborating with public consultant bodies on competition registrar’s matters. 4. Assisting public administrations and institutions. 5. Providing services and realising its own activities in the interest of public - international, European or national – administrations, as well as in the interest of consumers. 6. Promoting the modernisation process of the registry offices and formulating the appropriate provisions in this context. 7. Realising the future activities that the members will have to approve in conformity with the existing rules. The main objectives of the organisation are the ongoing update of its functions and the application of these updates to the actual society. In order to fulfil these objectives, a new service has been created that is responsible for the co-ordination of the modernisation and computerisation of the registries. Due to the fact that one of the most important registry aims is to permanently look after professional service improvement, a registry activity co-ordination service that takes charge of the promotion of the necessary measures for permanently improving the registries has been created. In addition, this registry activity co-ordination service is in charge of coming across the needs for the modernization and computerization of all registries.
